Evaluating the retail market gaps and identifying merchandising and placemaking opportunities across four commercial corridors.

Think Place Agency is supporting Mosholu Preservation Corporation in evaluating the retail market gaps and opportunities in Northwest Bronx across four commercial corridors. Our neighborhood commercial districts are the lifeblood of NYC and they must adapt and respond to consumer trends to capture niche market opportunities. This study is part of MPC’s ‘Beyond Survival’ small business support program funded by the Montefiore Hospital.

As part of the study, TPA conducted a site-by-site inventory of ground floor commercial space and a full demand analysis for each corridor. Following the research phase, TPA conducted a peer district analysis to determine a shortlist of recommended tenant types and operators for recruitment to the Bronx, as well as best practice placemaking enhancements to support a thriving retail environment. This study and retail strategy will serve as work plans for MPC, community partners, and leadership at city council.
